Xcellerex Expands Marlborough, Mass., Headquarters in New Lease
Xcellerex, a provider of contract services for bioprocess development and manufacturing, will expand its Marlborough, Mass., headquarters at 150-170 Locke Drive to 60,885 square feet under an expansion-renewal lease the company has signed.
The new lease adds 20,885 square feet to the HQ of Xcellerex, bringing the company to more than half the 120,000-square-foot building. 150-170 Locke Drive consists of office, manufacturing, and R&D space.
Xcellerex was represented in lease talks by Michael Frisoli and Robert Richards, both partners in the commercial real estate brokerage Richards Barry Joyce & Partners. Building owner Davis Marcus Partners was represented by two of its professionals, Bill McAvoy and Duncan Gilkey, as well as by two RBJ professionals, vice president Paul Leone and partner John Lashar.

Pulmatrix Moving to Lexington, Mass., After Signing 15,000 SF Lease
Pulmatrix, a pharmaceutical company developing inhalable aerosols designed to help control respiratory infectious diseases, will relocate its headquarters from 12 Emily St. in Cambridge, Mass., to One Ledgemont Center in Lexington, Mass., where it has signed a lease for 15,000 square feet.
One Ledgemont Center consists of five interconnected buildings totaling 200,000 square feet. The office campus is adjacent to the intersection of Routes 2 and 128, on the edge of a 94-acre wooded conservation and wetlands preserve.
Tucker Hansen, a vice president of Meredith & Grew, represented Pulmatrix in the transaction, announced June 11 by the commercial real estate brokerage. Kimberly Roop of FHO Partners joined Bob Doherty of The Beal Companies in representing the landlord.

CB Richard Ellis Highlights Sublease Sites on New Web Site
CB Richard Ellis Group on June 13 announced the launch of, a web site on which the global commercial real estate brokerage lists more than 5 million square feet of office, warehouse, and office-warehouse “flex” spaces available for sublease in 63 markets nationwide.
Spaces listed on can be searched by market, region, square footage and price. To post space on the web site, companies must be clients of CBRE. The site currently features prime sublease space from 63 top commercial real estate markets in 33 states.
